Our Fees

We pride ourselves in offering the most cost-effective award winning service, providing real 'value for money' to encourage referrals and repeat business.

Our fee structure is as follows:

Please note, we currently do not charge VAT.

Local Tenant Find:

Sole Mandate - The Company charges 7% to the Landlord, based on a Company Sole Mandate for a minimum of 6 weeks, thereafter charged at 8% shared with selected partner Lettings Agencies.

Open Market - If the property is already listed on the open market, the Company charges 8%, provided terms and conditions are agreed.

To renew an exsisting contract, we charge a minimal fee of 75GBP.

For tenants, there is a minimal administration charge of 150GBP per person over 18 years of age.

Virtual Tenant Find:

Landlord Viewings - If the Landlord can conduct the viewings themselves, the Company charges a nominal fee for the virtual tenant find of 5%.(Subject to a minimum charge, depending on the rental value). We can do room rentals for a minimum fee of 375GBP per tenant.

Local Agent Viewings - If the Landlord is unable to arrange the viewings, the Company charges 10%, as we will need to collaborate with a Local Lettings Agent. Therefore the Landlord benefits from two Agents working simultaneously, without the need to instruct separately, with one point of contact through New Leaf Homes.

For tenants, there is a minimal administration charge of 150GBP per person over 18 years of age.

Full Property Management:

To provide a full property management service, we charge 10% in addition to the initial Tenant Find Fee agreed, which is a minimum of 2 weeks rent or 500GBP flat fee. To take over a current portfolio we will offer an introductory offer of 8% for the first 3 months, thereafter 10%.

*All fees are based on a percentage of a minimum of a 12 month AST (Assured Shorthold Tenancy Agreement)

Property Sales:

Virtual Sole Mandate - We charge 1% of the selling price.

Virtual Open Mandate - We charge 1.25% of the selling price.

Local Sole Mandate - We charge 1.25% of the selling price.

Local Open Mandate - We charge 1.5% of the selling price.

Lease Options:

Fees are negotiated on an individual basis.
